Initial Situation
A reliable and detailed inventory was required for the planned conversion of an existing supermarket building. In addition to the architecture, the visible technical systems in particular had to be precisely recorded in order to create a sound basis for further planning. Existing planning documents were either insufficient or no longer up to date.
Solution
Scala X carried out a comprehensive digital inventory using laser scanning and mobile mapping. All accessible interior areas and the exterior surfaces around the building were recorded. The measurement strategy was defined in advance in order to minimise shadowing caused by fixtures and machinery.
Based on the coloured point cloud generated, the architecture and visible technical building equipment were remodelled as a BIM model in LOD 300. The data was provided in both native Revit format (version 2025) and the open IFC-4 standard.
Result
The project resulted in a complete digital representation of the building stock. The point cloud created was made available on the IVION platform, giving all project participants transparent access to the inventory data. On this basis, precise BIM models of the architecture and technical building equipment were made available, from which all necessary plans were derived. In addition, a floor space calculation was carried out on the basis of the BIM models in accordance with DIN 277, which was issued on a floor-by-floor basis in the form of plans and lists. This provided a consistent, structured and immediately reusable data basis for the following planning phases.
Added Value
The combination of precise inventory and BIM-based modelling ensured a high degree of planning reliability for the conversion of the building. The digital inventory data reduced uncertainties in the planning process and enabled efficient further processing in open and native data formats. At the same time, the central provision of data ensured transparency and improved cooperation between all parties involved. Overall, this created a solid foundation for implementing conversion and repurposing measures efficiently, transparently and with low risk.
